By clicking on this box, Landlord/Manager agrees that Vendor VIP "VVIP" is only an electronic platform to assist Landlord/Manager to help locate vendors to perform work on behalf of Landlord/Manager for its Tenants, and for VVIP to help Landlord's/Manager's discern that vendors meet the investigative criteria set forth below. Landlord/Manager agrees that only Landlord/Manager shall be responsible to pay vendor for any work performed by vendor. Landlord/Manager understands that VVIP's background investigation is performed in an effort to meet the criteria set forth below. VVIP is not responsible to Landlord/Manager for any vendor in any way, including, but not limited to, payment for work performed, the quality of work performed, the scheduling of work to be performed, timing of work to be performed or that is or is not performed, or the background investigation results of any vendor. VVIP does not warrant or guarantee any aspect of the work that any vendor performs on behalf of Landlord/Manager for its Tenants. VVIP does not research the registrar of contractors regarding vendor, vendor licenses, vendor employment or educational histories, vendor reviews or Better Business Bureau (BBB) history of vendor, or the like. VVIP strictly researches verifiable criminal history and uses information that it actually finds in county, state and federal courts for use in analyzing the vendor's history against the stated criteria where vendor information matches date of birth, and/or social security number, and/or, name and known alias names, and/or state issued ID card, and/or past addresses. Any claim against VVIP must be arbitrated under the commercial rules of the American Arbitration Association, and only in Mesa, Arizona.
